Property Systems & Thermal Performance Assessments
ThermalSight Pro provides limited-scope, non-invasive assessments focused on building performance, comfort, and visible system conditions. Every service includes a clear, professional report with photos and thermal images (when applicable).
ThermalSight Pro does not perform real estate home inspections as defined by the Texas Real Estate Commission (TREC). Our services are not performed under TREC Standards of Practice and are not a substitute for a licensed home inspection. All assessments are visual, non-invasive, and limited to the specific services selected.
Assessment Services
Select one service or combine multiple for broader insight. Reports clearly separate observations from recommendations and include limitations upfront.
Thermal Imaging Assessment
Thermal imaging helps identify temperature patterns that may suggest missing insulation, air leakage, thermal bridging, or moisture-suspect areas (non-invasive).
- Thermal images with plain-English explanations
- Priority-based findings and next-step guidance
- Designed for comfort and performance clarity
HVAC System Evaluation
A focused evaluation of accessible HVAC equipment to document general condition, configuration, and visible performance concerns.
- Visual inspection of accessible components
- Age / setup observations and maintenance concerns
- Not a commissioning or load calculation service
Electrical Safety Screening
A limited screening focused on visible safety concerns at accessible areas. This is not a code compliance review or full electrical inspection.
- Main panel visual review (accessible areas)
- Overheating indicators (visual)
- Sample outlet / GFCI testing where accessible
Plumbing & Moisture Observations
Water issues can be costly. We document visible leak indicators and moisture-prone areas using non-invasive methods.
- Fixtures and accessible piping observations
- Water heater condition observations
- No pressure testing or concealed plumbing inspection
Insulation & Energy Efficiency Review
Focused on comfort and efficiency using accessible attic observations and thermal performance indicators.
- Insulation depth / coverage observations (where accessible)
- Visible gaps or compression
- General improvement opportunities
General Visible Condition Observations
A limited overview of general visible conditions (interior/exterior) to document notable observations relevant to selected services.
- Non-invasive, accessible areas only
- Photo-documented observations
- Not a full “home inspection” service
Professional Assessment Reports
Every assessment includes a digital report designed to be easy to understand, easy to share, and clear about priorities and limitations.
- Photo documentation (and thermal images when applicable)
- Plain-language summaries
- Prioritized findings (Safety / Repair / Maintenance / Monitor)
- Practical next-step recommendations
- Observations are separated from recommendations
- Limitations are stated clearly
- No scare tactics or pressure
- Focused on actionable clarity
- Homeowners troubleshooting comfort issues
- Buyers seeking additional insight
- Sellers preparing for listing
- Property managers and landlords
Scope & Limitations
Non-Invasive & Visual
Assessments are visual and non-invasive. Concealed conditions may exist that are not detectable without destructive access or specialized testing.
Accessible Areas Only
Observations are limited to accessible areas and components available at the time of service. Inaccessible spaces may not be evaluated.
Thermal Imaging Context
Thermal imaging indicates temperature patterns that may suggest insulation gaps, air leakage, or moisture concerns; additional verification by qualified professionals may be recommended.
